Common questions

Is this calculator exact?
It's an estimate. Real stamp duty in the UK has surcharges for second homes (+5%), non-residents (+2%), and first-time-buyer relief. India varies by state (Maharashtra, Delhi, Karnataka all differ). USA varies wildly by state and county. Use this to budget, confirm with a local solicitor or title agent.
Why is UK stamp duty so high?
Above £1.5M, the marginal rate hits 12% (and 17% for non-residents on a second home). London's high prices push most buyers into the upper bracket. SDLT is one of the highest property transaction taxes in the developed world.
How does U.S. transfer tax work?
It's a state-and-local cocktail: state transfer tax, county transfer tax, sometimes city tax (NYC has the mansion tax on $1M+). Total typically lands between 0.1%–2.5% of price. We use a flat 1% national average estimate, your actual bill will vary.
Is stamp duty negotiable?
Not the rate. Sometimes the buyer-vs-seller split is. In some U.S. states, transfer tax is split 50/50 by custom; in others, the seller pays entirely. UK and Indian stamp duty is almost always paid by the buyer. The exception: developer-led deals where stamp duty is offered as a sales incentive.
