How accurate is the estimate?
Treat it as a directional range, not a fixed quote. It's built from median PropTech builds we've shipped across PMS, broker platforms, investor portals, and marketplaces. Real numbers shift with feature depth, data volume, regulatory scope, and integration complexity. Expect the fixed-fee quote after discovery to land inside the low / high range for roughly 8 out of 10 projects.
Does this include maintenance and post-launch support?
No. The range covers design, build, QA, and launch. Post-launch we typically bill maintenance and iteration on a monthly retainer sized to your uptime SLA and roadmap velocity, usually 15 to 25% of build cost per year. Enterprise SLAs and 24/7 on-call sit higher.
What is not included in the base cost?
Third-party licences (MLS feeds, Yardi API access, Stripe fees, cloud infra), branded content, legal review, penetration testing, and long-tail regulatory certifications (SOC2 audit, RERA filings). We spec those separately so you see actual pass-through costs, not a marked-up bundle.
Can we build in phases?
Yes, and for most operators we recommend it. A phased build ships a paying MVP in 8 to 12 weeks, then layers modules against real usage data. It usually cuts total spend by 20 to 30% versus a big-bang build because you kill features nobody uses before they get built.
What is the typical build-vs-buy tradeoff at 200 / 1,000 / 5,000+ users?
Under 200 users, buy off the shelf almost every time, the maths on custom rarely works. At 1,000 users, hybrid wins: keep the core on a platform, build the two or three workflows your competitors can't touch. Past 5,000 users or when your differentiation is the software itself, custom pays back inside 18 to 24 months through lower per-seat licence spend and workflows tuned to your operating model.
