What clauses can the model extract?
The demo pulls the clauses operators check first: parties, property, term dates, rent and payment frequency, escalations, renewal options, break clauses, notice periods, insurance, deposit, guarantor, and permitted use. The production model extends this to service charge, repair obligations, alienation, rent review mechanics, and any custom clause set you send us during onboarding.
Is my lease document stored anywhere?
No. In the demo the file never leaves your browser. The upload is held in memory as a preview only, nothing is sent to our servers, nothing is written to disk, and nothing is logged. In the production deployment for clients we run inside your tenancy or a locked VPC with configurable retention, typically 24 hours for processing plus your audit window.
How accurate is the extraction?
On the leases we have benchmarked, the production model lands above 95% on structured fields (parties, dates, rent, term) and above 88% on narrative clauses (break, alienation, insurance) with confidence scores on every field so a human reviewer can triage. The demo shows fixed placeholder values so you can see the output shape, real accuracy figures come from a pilot on your own documents.
Can this handle commercial and residential leases?
Yes. The model has been trained on commercial FRI leases, retail and industrial leases, AST and periodic residential tenancies, and ground leases across UK, US, UAE, and India jurisdictions. Different jurisdictions and lease types get routed to different extraction prompts under the hood, you do not need to pick a template.
How do I run this on my full lease portfolio?
Book a call. A pilot on 50 to 200 of your leases takes around two weeks and returns a full Excel abstract per lease plus a portfolio dashboard. From there we deploy the model against your document store (SharePoint, Box, Yardi, MRI) with a review queue for your legal team. Enterprise pricing is per lease processed, not per seat.
