The Overview

Bhutani Infra is one of NCR's leading commercial real estate developers, with an award-winning portfolio of office, retail, and mixed-use destinations across Noida and Greater Noida. Bhutani Cyberthum, in Noida's Sector 140A, is one of its flagship commercial landmarks, a large-format development of premium offices, retail, and food-and-beverage spaces positioned as an investment-grade asset rather than an end-use purchase.

The product was marketed to an investor-led audience on a clear value proposition: office and retail space from approximately ₹12 Lacs, with assured returns of 12% per annum paid upfront and a 9-year lease guarantee. The objective of the engagement was to use Google Search Ads to capture high-intent commercial-property investors at the moment of search and convert that intent into qualified enquiries and site-visit requests.


The Challenge

Marketing a commercial investment asset on search is fundamentally different from running ads for a residential home. The buyer is making a yield-and-appreciation decision, comparing investment options, and responding to financial proof points rather than lifestyle imagery. Several conditions shaped the campaign.

The audience is high-intent but low-volume. Commercial-investment search demand in a single micro-market (Noida Sector 140A) is narrow, so every impression and click had to be made to count rather than chasing raw volume.

The category is trust-sensitive and offer-driven. Assured-return commercial offers attract scrutiny, so the messaging had to communicate the financial proposition (₹12 Lacs entry, 12% upfront returns, 9-year lease guarantee, easy 40:60 payment plan) clearly and credibly to earn the click.

The keyword landscape mixes branded and generic intent. Searches range from "Bhutani Cyberthum" to "commercial property in Noida" and "furnished office in Noida," each requiring different messaging and a different ad format to convert efficiently.

Finally, the goal was cost-efficient lead generation, not clicks. With a finite budget, the campaign had to hold a low cost-per-click while still converting clicks into actual enquiries at a controlled cost per conversion.


The Objective

The engagement was guided by clear performance goals. The first was to maximize qualified click volume from high-intent commercial-investment searches while keeping the average cost-per-click low. The second was to convert that traffic efficiently into enquiries and site-visit requests at a controlled cost per conversion, rather than optimizing for clicks alone.

Underpinning both was a structural objective: to build a disciplined search account architecture that separates branded, generic, and dynamic search intent into dedicated ad groups, and to test ad formats and investment-led messaging so that budget continuously flowed to the highest-performing ad and audience combinations.

The Solution

The solution was a structured Google Search Ads program built around intent segmentation, multi-format ad testing, and continuous optimization toward conversions.

Intent-segmented account architecture.

Rather than a single catch-all campaign, search was organized into dedicated ad groups by intent: a branded Cyberthum group, a general/generic commercial-keywords group ("commercial project in Noida," "furnished office in Noida"), and a dynamic search ad group to capture long-tail queries automatically. This let messaging and bids be tuned to the intent behind each search.

Multi-format ad testing.

The program ran three ad formats in parallel: expanded text ads, responsive search ads (RSAs), and an expanded dynamic search ad. This revealed which format converted best for each intent type. RSAs were built with a deep pool of headlines and descriptions (15 headline variations covering the offer, price point, returns, lease guarantee, and payment plan) so Google could assemble and serve the strongest combinations, which is reflected in the account's "Excellent" ad-strength rating on the lead RSA.

Investment-led, offer-driven messaging.

Creative led with the financial proposition the investor audience responds to: "Invest ₹12 Lacs & Get Full Returns Upfront (@12% per Annum) + 9 Years Lease Guarantee," reinforced with proof points such as the (40:60) easy payment plan, premium office and retail positioning, connectivity, and free site visits. This gave each ad a clear, credible reason to click and enquire.

Conversion-focused optimization.

The account was managed toward conversions and cost-per-conversion, not clicks. Underperforming ads were paused, ad strength was improved by expanding headline coverage, and budget was concentrated on the responsive search ad that was delivering the bulk of efficient conversions.

The Impact

The structured, conversion-focused search program delivered high-quality traffic at an efficient cost while sustaining a click-through rate well above typical real-estate search benchmarks, turning a narrow, high-intent investor audience into a steady flow of enquiries.

A single, well-optimized responsive search ad did the heavy lifting, generating roughly 2,095 clicks (about two-thirds of all campaign clicks) and 49 conversions (about 67% of total) at a 6.34% CTR, validating the move toward responsive, offer-led creative and earning an "Excellent" ad-strength rating. The dynamic search ad group produced the highest CTR (7.17%), confirming strong latent demand for long-tail commercial-property queries.

The result was a cost-efficient, repeatable search engine for commercial-investment lead generation: a 5.51% blended CTR at a ₹24.25 CPC, with enquiries acquired at roughly ₹1,050 each in a high-ticket, trust-sensitive category.

Conclusion

This engagement shows how disciplined Google Search Ads management can generate qualified investor enquiries for a high-ticket commercial real estate asset. By segmenting branded, generic, and dynamic search intent, testing expanded, responsive, and dynamic ad formats, and leading with a clear investment proposition (₹12 Lacs entry, 12% upfront returns, 9-year lease guarantee), the program delivered 3,161 clicks at a 5.51% CTR and 73 conversions at a ₹1,050 cost-per-conversion on ₹76,656 of managed spend. Concentrating budget on the best-performing responsive search ad, which drove two-thirds of clicks and conversions, turned a narrow, high-intent audience into an efficient, scalable enquiry pipeline for Bhutani Cyberthum.
